What the report covers
Each report reviews the submitted site boundary against mapped datasets including flood risk, surface water, Article 4 directions, heritage proximity, policy designations, ecological constraints, waste-site proximity and Brownfield Register status where relevant and available.
The mapped assessment produces a Constraint Score and Constraint Rating. Planning Context is reviewed separately and informs the wider Architect-led Development Position, priority due diligence and recommended next actions.
Every report includes QA output, methodology information and defined limitations and reliance provisions.
GP Site Screen is provided under a Letter of Appointment and Terms of Engagement governing scope, reliance, liability and third-party use.
Reports are prepared under the direction of an ARB-registered architect, with Professional Indemnity Insurance, using a defined professional screening methodology.
The result is a concise professional document that can support early acquisition review, feasibility discussions, consultant briefing and investment decision-making.
