Architect-led Planning & Development Risk Screening for early-stage London site review
Most planning constraints don't announce themselves.
By the time they surface — in a flood risk appraisal, a Phase 1 investigation, a pre-application response — the abortive spend is already committed.
GP Site Risk is designed to change that sequence.
An architect’s early read — before the costly work begins.
GP Site Risk is a professional constraint screening service for developers, acquisition teams and advisers reviewing London sites at the early feasibility stage.
Each report delivers a clear, scored assessment of the planning, environmental and contextual constraints affecting a site — prepared under the direction of an ARB-registered architect applying professional judgement to weighted GIS analysis.
The output is a concise PDF report combining a composite risk score, development signal, constraint impact analysis and prioritised recommendations.
The Service
A professional screening, not a data tool.
GP Site Risk assesses mapped constraints most likely to affect planning deliverability and development viability before deeper due diligence spend is committed.
It is designed to support:
Early go / no-go decisions
Identify sites that may carry disproportionate planning or development risk before costs accumulate.

Pre-consultant triage
Arrive at planning, flood, heritage or environmental consultant instruction with a documented constraint baseline already prepared.

Site comparison
Assess multiple sites against a consistent methodology.

Investment committee support
Provide a professionally prepared screening document that can inform early-stage constraint awareness ahead of acquisition decisions.

What the report covers
Each report reviews the submitted site boundary against mapped datasets including flood risk, surface water, Article 4 directions, heritage proximity, policy designations, ecological constraints, waste site proximity and brownfield register status where relevant and available.
Every report includes methodology notes, QA output and a limitations page.
GP Site Risk is provided subject to a Letter of Appointment and Terms of Engagement, which govern scope, reliance, liability and third-party use. A copy is available on request prior to instruction.
Reports are prepared under the direction of an ARB-registered architect, with Professional Indemnity Insurance, applying a defined professional methodology to each site.
The result is a document that can sit within an investment committee pack, support early-stage review and inform consultant briefing.
